Investment Property Services, Inc., will provide a complete range of sale development and sale marketing services, which include the following major features:
1. Brochure. Develop marketing brochure, including space description, sample configurations and site map (for distribution to prospective buyers and the brokerage community). (See attached examples).
2. Advertising. Provide an advertising program, utilizing known effective sources, L.A. Times, Daily News, Los Angeles Business Journal, Wall Street Journal, and local Board of Realtors multiple services, brochure distribution, direct mail.
3. Investment Property Services, Inc. Database. Over the past years we have compiled a database of active buyers and users. Sources for this proprietary database include industry directories, periodicals clipping services, responses to advertising and direct mail on other properties we market and referral from past and existing clients and business associates. Numbering approximately 3,000 firms and continuously updated, this program allows us to systematically contact, by both mail and phone, a pre-selected list of logical potential clients for your property. Consistent successes have established this tool as the most effective marketing system we know of. It is the core of our marketing program.
4. AIR/Glendale Board of Realtors, MRMLS Internet System (Multi Regional Multiple Listing Service) Simultaneously, the property will be submitted to The American Commercial Real Estate Association and Glendale Board of Realtors Multiple Listing Services. Through this process a comprehensive property information sheet is developed and issued, both on-line and in hard copy, to over 1,500 participating brokers and their sales associates throughout Southern California. These are effective tools in exposing commercial property to the market.
The property information sheet produced by the AIR will also be used as a direct mail piece to all non-member brokers, property owners and tenants in the area. Direct mail to target buyers in used extensively as a part of our marketing program.
In addition the property will be listed in LoopNet®, a national online commercial /investment marketing network, reaching over 500,000 members nationwide (www.loopnet.com).
5. Broker Cooperation. An important aspect of market exposure is broker networking. It is estimated that approximately 65 to 80% of all brokered transactions are consummated with cooperating brokers. Investment Property Services, Inc. actively solicits buyers through other brokerage companies and fully cooperates on commissions.
6. Screen and negotiate with prospective buyers: a. Obtain letters of intent or, offers from buyers.
b. Obtain financial statement-information (as needed)from prospective buyers for
client review.
c. Guide buyer through due diligence process and provide required documentation.
d. Negotiate final sale documents subject to the Association's Board and its legal
counsel’s approval.
7. Reporting. Written marketing reports will be sent to you once a month to keep you abreast of current marketing activity, specific interest, and additional marketing strategies. In addition, we will maintain in contact with you by phone, fax and/or e-mail.
